Manufactured homes on single-family lotsTITLE 7. PLANNING AND LAND USE › DIVISION 1. PLANNING AND ZONING › CHAPTER 4. Zoning Regulations › ARTICLE 2. Adoption of Regulations

Key provisions · Claude summary, not statute text

Requires cities and counties to allow federally certified manufactured homes on foundation systems on single-family lots under the same development standards as conventional homes, with limited architectural requirements.

  • Allowed on single-family lots. Manufactured homes certified under the National Manufactured Housing Construction and Safety Standards Act of 1974 must be allowed on a foundation system (Health and Safety Code § 18551) on lots zoned for conventional single-family dwellings. (a)
  • Same development standards. Except for architectural requirements, the home and lot may be subject only to the standards that would apply to a conventional single-family dwelling on the same lot, such as setbacks, yards, enclosures, access, parking, aesthetics, and minimum square footage. (a)
  • Architectural requirements. Architectural requirements on the structure itself are limited to roof overhang, roofing material, and siding material, and may apply even if not imposed on conventional homes, but roofing and siding requirements may not exceed those for conventional homes on the same lot. (a)
  • Age limit and no preclusion. The local legislative body may preclude installation if more than 10 years have elapsed between manufacture and the permit application. No development standards may have the effect of precluding manufactured homes as permanent residences. (a)
  • Historic exemption. The legislative body may exempt places or structures of special historical character regulated under § 37361, if listed on the National Register of Historic Places. (b)
