Cost recovery, receivership, and relocationDIVISION 13. HOUSING › PART 1. EMPLOYEE HOUSING ACT › CHAPTER 6. Violations

Key provisions · Claude summary, not statute text

Courts may order repairs, appoint receivers, and require owners to pay relocation benefits.

  • Agency cost recovery. Participating state and local agencies are reimbursed for investigative and legal costs before and after judgment. (a)
  • Correction over closure. The court may order correction of defects rather than closure, including liens to pay an independent receiver. (b)
  • Receivership. The enforcement agency, tenants, or tenant organizations may seek a receiver for substantially endangering conditions not corrected after notice. (c)(1)
  • Receiver powers. A receiver takes control, manages the housing, collects rents, and contracts and borrows for repairs. (c)(2)
  • Owner-paid costs and relocation. For substantially endangering conditions, the owner must pay enforcement costs and relocation benefits including moving costs. (d)
  • Relocation compensation. Compensation equals the rent differential for up to 120 days or less, and displaced tenants get a first right to return. (e)
