Key provisions · Claude summary of the digest, not bill text

Recast rent requirements for density-bonus student housing and created an additional density bonus for student housing with deeper lower income and moderate-income set-asides.

  • Student rent rules. Revised and recast the rent requirements for units set aside for lower income students in a student housing development seeking a density bonus.
  • Additional bonus. Required a city or county to grant an additional density bonus, as specified, for an eligible student housing development that provides 24% of total units to lower income students and adds units affordable to moderate-income students.
  • 50% cap. Conditioned the additional bonus on the development not restricting more than 50% of total units to moderate-income or lower income students.
  • Bill coordination. Incorporated additional changes to Government Code Section 65915 proposed by AB 2433, SB 1383, or both, operative only if enacted and this bill was enacted last.
  • Charter cities. Declared the changes a matter of statewide concern applying to all cities, including charter cities.
